RICS Level 2 Home Survey
A RICS Level 2 Home Survey is a type of building survey performed prior to the purchase of a new property. The buyer instructs the survey and it is there for your personal use. Recommended for properties in a standard condition and of a reasonable size, a RICS Level 2 Home Survey was designed by RICS as an 'economy' report option and is perfect for first time buyers.
This type of property survey assesses the overall condition of the property, and identifies any urgent problems or defects which could affect the properties value. Our advice is to always check to see if this level of report is right for your needs or whether you may need a structural survey report. We can discuss this with you during our initial conversation.
The RICS Level 2 Home Survey report has the option of including a market valuation and a rebuild cost assessment (for insurance purposes). For properties with a mortgage the lender will undertake a basic 'valuation' but this does not specifically address the condition of the property. It is purely for the lender's benefit. This is where a RICS Level 2 Home Survey comes in as it provides you with the necessary information to make a well-informed decision regarding your property purchase and any potential negotiations on price.
Property Survey Options
We offer two different types of building surveys:
Survey Level Two: RICS Level 2 Home Survey - Suited to conventional properties which are in a reasonable condition. A RICS Level 2 Home Survey provides detailed information from the survey with the option of a valuation.
Survey Level Three: RICS Level 3 Home Survey - Suited to larger or older properties, or if you are planning major works. An RICS Level 3 Home Survey provides a detailed analysis of the property's condition and will advise on repairs, defects and maintenance.
