Are you in the process of buying a new build home? If you are it may be worth instructing a surveyor to perform what is known as a 'snagging inspection'. These surveys (also commonly referred to as new build inspection surveys) are designed specifically for new build properties to identify any minor or major faults. They provide the purchaser of the property with the information they need to get any issues resolved prior to moving in.
Snagging surveys have become increasingly important as the pressure on developers and builders to construct new housing quickly and economically has increased significantly. This situation has led to more and more issues with new build properties through unfinished work and rushed workmanship. A snagging survey identifies these issues so that the purchaser is equipped with the necessary details to negotiate work prior to moving in.
Whilst the majority of snagging surveys are conducted before moving day, they can often be completed within 2 years of the properties warranty date. We would always advise you check this timeframe with your developer however as this can vary.
