Created specifically for the purchase of new build homes, a snagging inspection is a crucial consideration. This is mainly due to the speed at which developments are being completed, often leading to poor quality and 'snags' (defects). Commonly, many issues are cosmetic and can be easily fixed.
Snagging Inspections - The Process

When should I have a Snagging Inspection?
We always recommend, if possible, to have a snagging survey before handover. This is simply because it provides the developer with time to get any issues rectified before you actually move in. Don't worry though, if you have already moved in. A snagging survey can still be carried out. The time frame for this is normally up to 2 years after you move in, but its advisable to check these time frames with your developer as they may differ. During this time frame the developer is required to resolve any defects outlined in snagging reports.
What does a Snagging Survey Assess?
During our inspections we utilise state-of-the-art technology to identify both minor and significant issues. We will then produce a comprehensive report that can be shared with your builder if required.
We will survey the following and provide you with a snag list:
- Build quality
- Brickwork
- Loft space
- Plastering, paintwork and tiling
- Levelling of ceilings, walls and floors
- Groundworks
- Standard of finishing in general
- Guttering and roofing
- Doors and windows
What happens Following my Survey?
Once the survey has been completed a comprehensive report will be produced within 5 working days and a copy of this report will be sent to you and the builder or developer (if requested). Within your report any minor or major defects will be highlighted alongside any technical information on the construction of the property.
