Snagging Survey Hailsham
If you are buying a newly built home or apartment then it is worth thinking about a snagging survey. If you are unfamiliar with the process a snagging survey inspects new build homes to identify any potential issues or unfinished work.
It is well-known that the demand for new housing is leading to their construction being faster than ever, this is leading to issues occurring once buyers move in. Instructing a professional surveying company to undertake a snagging inspection avoids these issues, with any defects being identified prior to completion.
What is a Snagging Survey?
A snagging inspection will provide you (as the homebuyer) with complete reassurance that the level of workmanship is to the correct standard and for any defects to be addressed prior to you moving in. Our Photographic Snagging Report will provide you with a comprehensive list that highlights both major and minor defects.
Qualified and RICS Accredited
Southdown Surveyors are a multi-discipline practice of Chartered Surveyors and Building Consultants. Snagging is one of our specialist areas and we lead the field in snagging surveys, inspections and reporting.
When Should my Snagging Survey take place?
It is suggested that inspections take place before you move in, purely on account of if defects are discovered then they can be rectified before moving day. If this is not possible then generally inspections can be carried out within 2 years of the warranty date. However, we would suggest you check this with your developer as their terms and conditions may differ.
What is Inspected in a Snagging Survey?
As a part of your property inspection the entire property is assessed including the plumbing and electrics. We inspect the following:
- Build quality
- Brickwork
- Loft space
- Standard of finishing in general
- Guttering and roofing
- Plastering, paintwork and tiling
- Levelling of ceilings, walls and floors
- Groundworks
- Doors and windows
What is Included in my Snagging Report?
Following the inspection you will be provided with a comprehensive report (within 5 days), detailing all issues, whether they are large or small. These can range from leaking taps all the way to subsidence. The report will also contain technical information on the construction of your new home.
We can pass a copy of the report to your builder or developer should you wish, and our surveyors are available to discuss any points or issues outlined in the report following the inspection.
